Road Cracks Sealed

Over two days in early November, a five-man crew sealed road cracks to prevent the freeze/thaw cycle from creating potholes. As one worker blew out the cracks ahead of the truck, another applied the heated sealant. The contractor Asphalt Restoration Services describes it as "an asphalt-based emulsion sealer that reduces negative impact on the environment instead of the commonly used, highly carcinogenic coal tar alternative."

“By filling all the cracks you’ve stopped water penetration from the top down,” said Sean Evans, co-owner of ARS who helped guide traffic as Covington Lane was blocked. Based out of South Bend for more than 20 years, ARS estimated over 11,000 linear feet of cracking existed on KPVillas roadways.

"You want to do them all,” he said of the cracks. "In your neighborhood, the only time you don’t do them all is when they alligator—what looks like spider webs. Those areas you need to repair. Any main cracks you need to fill, and that’s pretty much all you have is main cracks.”
For a road maintenance schedule Sean recommended KPVA check the road every couple years rather than having long gaps between applications. He noted the shine of the sealant will lessen after traffic drives over the rubber coating. Leaves blowing over the fresh sealant on a windy second workday have no impact on the sealant's efficacy, though for aesthetics Sean preferred the calmer weather of the first day with fewer leaves..

The KPVA Board accepted the ARS bid among three submitted. Legwork to get the bids was done by former KPVA ACC Chair Curt W.
Thanks go to the KPVillas homeowners and visitors who patiently accommodated the disruption to traffic flow during the crack sealing project.
