In 2024, KPVillas turned forty years old.  Knollwood Park Villas was incorporated May 31, 1984, by the Adams Road Development Corp.  The Declaration of Covenants and Restrictions of Knollwood Park Villas was recorded at the Recorder of St. Joseph County, Indiana, on June 1, 1984, as Instrument No. 8410352.​

On April 15, 1985, Sections 2 & 3 of the platted subdivision were attached and made part of the original Section 1 Declaration.
